2. Site and Term

The Guest is renting the designated RV site only. Unless separately agreed in writing, this Agreement does not transfer ownership or possession of the property.

3. Payment and Fees

• Rent is due according to the payment schedule stated above or in a written reservation confirmation.
• A payment received after the due date may be subject to a late fee of $25 where permitted by applicable law.
• Returned payments may incur a fee of $35 plus any bank or processing charges permitted by law.
• The Park may charge separately stated fees for utilities, additional occupants, additional vehicles, pets, cleaning, damage, or other services as disclosed.
• A security or damage deposit may be applied to unpaid charges, damage beyond ordinary wear, excessive cleaning, missing property, or other amounts the Guest owes.

4. Approved RV, Vehicles and Occupants

• Only the RV identified in this Agreement may occupy the site unless Park management gives written approval for a replacement or additional RV.
• The Guest must keep the RV in safe, sanitary, operable condition and comply with applicable laws, codes, health requirements, and Park rules.
• Only registered occupants and approved guests may use the site. Maximum occupancy is four persons unless management approves otherwise.
• Vehicles must be parked only in designated areas. No vehicle may block roads, fire lanes, neighboring sites, utility equipment, or emergency access.
• The Guest may not assign, transfer, sublease, or rent the site to another person without written approval.

5. Park Rules and Regulations

The Guest agrees to comply with the Park's current Rules & Regulations, which are incorporated into this Agreement.

• Quiet hours: 8:30 PM to 8:00 AM.
• Speed limit: 15 miles per hour.
• Smoking and vaping: outside areas only.
• Pets: you must clean up after your pets. An additional fee may be applied for failure to do so.
• Campfires and fire pits: fire pits and campfires are not to be moved from established locations and are permitted only when allowed by Park rules and applicable conditions.
• Trash: all trash must be placed in designated containers. Dumping or accumulation of refuse is prohibited.
• Sewer, water and electric: connections must be made safely and only to approved hookups. Guest is responsible for damage caused by improper connections.
• Outdoor storage, sheds, fences, and permanent structures are not allowed.
• No unlawful activity, nuisance, threats, harassment, excessive noise, property damage, or conduct that materially interferes with other guests' use and enjoyment.
• The Park may establish reasonable visitor, parking, amenity, and facility-use rules and may update its Rules & Regulations with reasonable notice.

6. Site Condition and Maintenance

• Guest accepts the site in its observed condition at check-in and must keep it clean, sanitary, and free of debris.
• Guest is responsible for damage caused by Guest, occupants, visitors, pets, vehicles, or contractors.
• No digging, grading, planting, painting, attaching fixtures, or other alteration of the site or Park property without written approval.
• The Park may enter the site when reasonably necessary for emergencies, safety, maintenance, utility work, inspections, or enforcement of Park rules.

7. Utilities and Services

Included utilities and services: sewer, water, power and waste disposal. Utility availability may be interrupted for maintenance, emergencies, utility-provider issues, weather, or circumstances outside the Park's reasonable control.

8. Liability, Insurance and Personal Property

• The Guest is responsible for the RV, vehicles, personal property, and belongings brought onto the Park.
• The Park does not insure the Guest's RV or personal property. Guest is encouraged to maintain appropriate RV, automobile, and liability insurance.
• Guest is responsible for injuries, property damage, or losses caused by Guest, occupants, visitors, pets, vehicles, or activities to the extent provided by law.
• Nothing in this Agreement is intended to waive rights or impose liability that cannot legally be waived or imposed under Tennessee law.

9. Damage, Abandonment and Clean-Up

• Guest must promptly report damage, leaks, utility problems, or unsafe conditions to management.
• Abandoned RVs, vehicles, personal property, or trash will be handled in accordance with applicable Tennessee law.
• Guest authorizes the Park to charge amounts lawfully due under this Agreement and to seek any other lawful remedy for unpaid charges or damage.

10. Default and Termination

Examples of default may include nonpayment, material rule violations, substantial property damage, unlawful activity, material misrepresentation, or unauthorized occupancy. Upon a default, the Park may provide notices and take termination, removal, collection, or other remedies available under applicable Tennessee law.

11. Check-Out

• Guest must vacate the site by the stated check-out time unless an extension is approved.
• RV, vehicles, trash, personal property, and other items must be removed as required by Park management.
• Any additional charges will be documented and handled according to this Agreement and applicable law.

12. Governing Law

This Agreement shall be interpreted under the laws of the State of Tennessee, together with applicable federal, county, and municipal laws and ordinances.

13. Entire Agreement and Changes

This Agreement, together with the signed Park Rules & Regulations and any written reservation confirmation or addendum, constitutes the agreement between the parties.

15. Park-Specific Information

• Maximum stay: four months.
• Reservation cancellation policy: 14 days advance notice, 50% refund. 30 days advance notice, 100% refund.
• Pet fee: $5 per day.
• Additional vehicle fee: $5 per day.
• Visitor policy: $10 per person per day.
• Amenity rules: catch and release fishing. Always clean up after yourself.
